Trayectorias co-ordinates all phases of a villa building project by understanding clients' needs, establishing the project objectives, and controlling delivery of the project in terms of quality, budget and schedule.

Working closely with the client and architect from the initial design phase, we strive to achieve economical solutions to the design and site requirements with an emphasis on sustainability. If you invest in quality materials, good insulation, efficient windows, and renewable energy sources, you will ensure low running costs. It is crucial to understand and incorporate energy efficient practices at an early phase in the design process.

Once the design and specifications are agreed between client and architect, Trayectorias will review them for budget consideration, and then put the project out to tender to principle building contractors.

All contractors' proposals are considered and compared before being presented to the client with recommendations and contractual advice regarding terms and conditions, retentions, late completion penalties etc.

Trayectorias will also review proposals and estimates for work which the principal contractor proposes to sub-contract, and will offer comparisons and recommendations, negotiate with and appoint the selected contractors on the clients behalf. This applies to pool design and construction, garden landscaping, kitchen and bathroom suppliers, heating and air conditioning, windows and carpentry etc.

Once building is underway, Trayectorias will co-ordinate working procedures and practices to ensure quality and cost control.

Trayectorias will organise meetings as required between client, architect and contractor. Any additions and changes to the original design and specifications will be detailed and confirmed, and budget amendments advised. The client will be alerted of any technical problems which arise, and the recommended solutions advised.

Trayectorias will monitor construction progress and equivalent cost control in relation to the budget forecast. Financial breakdowns are provided as required, reflecting costs and extras, amounts paid and remaining to be paid, and retentions.

Upon project completion Trayectorias will sign-off with the architect and the engineers, and co-ordinate final snagging with the client and the contractors. Final accounts will be presented, and documentation for the occupation licence will be prepared.
